When it comes to investing in real estate, the property can become like any other investment-little enjoyment can be had with it. Statements such as "We had fun at the mall in which we own stock and got treated like royalty" and "We stopped by our blue chip stock's headquarters and had an unbelievable lunch" are never heard. Real estate investing should be fun and for many it is, but what if you could take it the next step? What if you could say we are going to Niagara Falls and staying at our hotel? Or "Are you going to Niagara Falls then stay at my hotel." You noticed I said Niagara Falls. An interesting concept I have thought of since I have seen a hotel is for sale there. While not one individual could afford to buy the property on their own, it would be interesting to pool some investors together to purchase it and then give them a return on their investment and also give them respect they deserve and treat them like royalty when they do visit.
The investment is sound as this hotel is located near attractions and a major casino. The hotel is also located near wine country. The region has something for everyone and can be enjoyed year round. I like it in the winter when all of the trees are crystallized. Summer is also nice to visit the vineyards and get in a couple rounds of golf. The kids like going to MarineLand. This investment would not rely on your unit be rented as it would be a whole identity.
This hotel investing seems to be a sound investment that is fun to own. I am sure there are a few of these hotels in other regions that would as equally as fun. A little research on the net will provide information on hotel rooms for sale. It seems to me that this idea sounds like the condo sales in resort areas; if your condo does not rent, there is no income. This buy-a-room in a hotel and share the room's income does not allow profit sharing in all aspects in the hotel such as the restaurant. If the hotel is invested in the profit sharing should be shared from all revenue generators of the hotel.
A capital pool, organization, direction, and research could bring this investing to life. A real estate income trust company could also be put in place that gives enjoyment powers to the investor.
